Grain Valley Summer Home Maintenance Checklist 2026

Summer in Grain Valley is a lot of fun. The pool at the Aquatic Center is open, the parks are full of life, and the sun is shining! But while you are planning your next BBQ or trip to get ice cream, your house needs a little bit of love, too.


In Missouri, our summers are very hot and very humid. This can be hard on a house. If you take care of the small things in May and June, you can save a lot of money on big repairs later.


As your local Real Estate Advisor, I want to make sure your home stays safe, cool, and valuable. Here is your simple Summer Home Maintenance Checklist for 2026.


1. Be a "Filter Hero" for Your Air Conditioner

In Grain Valley, we have a lot of trees and flowers. That means we have a lot of pollen! In April and May, that yellow dust gets into everything—including your air conditioner.

If your AC filter is dirty, your machine has to work twice as hard to keep you cool. This makes your electric bill go way up!

  • The Job: Change your air filter once a month during the summer.

  • The Benefit: Your house stays colder, and you save money on your bill.


2. Check Your "Foundation" After the Spring Rains

We had some big rainstorms this April. When the ground gets very wet and then dries out quickly in the summer heat, the dirt can move. This can cause tiny cracks in your foundation (the concrete base of your house).

  • The Job: Walk around the outside of your house. Look at the bottom where the concrete meets the grass.

  • The Secret: If you see a gap between the dirt and your house, use a hose to lightly water the ground around your home. This keeps the dirt from shrinking and pulling away!


3. Clean Those Gutters (One Last Time!)

You probably cleaned your gutters in the fall, but summer storms in Missouri bring down a lot of "helicopters" (those little seeds from maple trees) and small sticks. If your gutters are clogged, the next big summer thunderstorm could send water into your basement.

  • The Job: Make sure the water can flow through your gutters and away from your house.

  • The Benefit: A dry basement is the most important thing a buyer looks for in Grain Valley!


4. Inspect Your "Curb Appeal"

In the real estate world, "Curb Appeal" is how your house looks from the street. In the summer, the grass grows fast!

  • The Job: Trim the bushes so they don't touch your siding. If bushes touch your house, they can trap moisture and invite bugs to move in.

  • The Pop: Add a fresh layer of mulch to your flower beds. It makes the house look brand new, and it helps your plants stay hydrated during the July heat.


5. Test Your Detectors

Since we have our windows closed and the AC running all summer, we want to make sure the air inside is safe.

  • The Job: Press the "test" button on your smoke detectors and carbon monoxide detectors.

  • The Battery: If they chirp, change the batteries! It’s a small task that keeps your family safe while you sleep.


6. Check Your Deck or Patio

Summer is "Patio Season" in Grain Valley! Before you have friends over for a grilled dinner, check your wood deck.

  • The Test: Pour a little bit of water on the wood. If the water soaks in, it's time to seal or stain the wood. If the water beads up like a little ball, your deck is protected!
