How to Find Your Jackson County Tax Credit on Your Mortgage (2026)

Many people in Grain Valley are hearing great news: Property tax relief is finally here! After a long wait, the special "15% cap" and new tax credits are starting to show up for Jackson County homeowners in 2026.

But if you pay your mortgage every month, you might be looking at your bank statement and wondering, "Where is the money? Why is my payment still the same?"

Let’s talk about how these tax credits work and exactly where you can find them on your mortgage papers.

A Quick Refresh: What is the "Credit"?

Last year, the state of Missouri and the courts decided that some property assessments in Jackson County went up too much. To fix this, they put a 15% cap on how much your home's value could grow from its 2022 level.

Because many people already paid taxes based on the higher "old" numbers, the county is giving that extra money back as a tax credit. This credit is being spread out over three years: 2026, 2027, and 2028.

Where to Look: The "Escrow" Section

Most of us don't pay our tax bill directly to the county. Instead, we pay it to our bank as part of our monthly mortgage. This is called Escrow.

To find your credit, you need to look at your Annual Escrow Disclosure Statement. This is a document your bank sends you once a year (usually in the winter or spring) that shows how much money is in your "tax and insurance bucket."

What to look for:

  1. The Tax Line: Look for the line that says "County Property Tax" or "Disbursements."

  2. The Credit Amount: In 2026, you should see that the total amount the bank expects to pay for your taxes is lower than it was last year.

  3. The "Adjustment" Line: Some banks will list a "Tax Credit" or "Escrow Adjustment" specifically. This is the county's way of saying, "Don't worry, the bill is smaller this year!"

Will My Monthly Payment Drop Right Away?

This is the part that surprises many people: Your payment might not change today. Banks usually only change your monthly payment once a year during their "Escrow Analysis." If your bank already did their check in January, they might not see the new, lower tax bill until next January.

However, there is a "Pro Tip": If you see that your tax bill is much lower because of the credit, you can call your mortgage company! Ask them for a "Short-Term Escrow Analysis." Tell them the county lowered your taxes and you want them to lower your monthly payment now instead of waiting until next year.

The "Escrow Refund" Check

If your bank overpaid your taxes before the credit kicked in, or if they collected too much money for your "bucket," you might get a surprise in the mail.

In 2026, many Grain Valley residents are receiving Escrow Refund Checks. This is a check from your bank for the "extra" money that wasn't needed for taxes. If you get one of these, it’s a sign that the tax credits are working!

The Bottom Line for 2026

The tax relief is real, but it doesn't always show up as a "Discount" button on your mortgage app. It shows up as a smaller tax bill that eventually leads to a lower monthly payment or a refund check.

  • Check your mail for that Annual Escrow Statement.

  • Compare the numbers to last year’s tax bill.

  • Call your bank if you want to speed up the process.
